What Pensacola Beach does to a window
Pensacola Beach is a few hundred yards wide at most points on Santa Rosa Island, and the Gulf is on one side and Santa Rosa Sound is on the other, so there is no sheltered side of the house. The Gulf-front homes along Ariola Drive and the Via de Luna corridor get the salt straight off the surf, and the sound-side streets around Lafitte Cove, Villa Sabine and the Sabine Yacht and Racquet Club get it from the back. After a windy week the glass on a beach house can go from clear to hazy fast enough that the view of the water looks like it is behind a screen.
The sand is the second problem. The white quartz sand on the island is fine enough to ride the wind, and it piles up in the sliding door tracks, on the sills and in the screens along Fort Pickens Road and the east end toward Portofino. In summer the afternoon storms turn it into a grit that scratches glass if it is wiped dry. Most homes out here sit on pilings with a third-floor tower or a wall of glass facing the Gulf, and the salt and sand get to that glass first. Hurricane season adds shutters and storm panels to work around from June through November.
A monthly or every-two-months plan suits most Pensacola Beach homes, with the inside glass done once a year, and rental owners have us time the first clean of the year for just before spring break. We work the whole island on one day, from the Fort Pickens Road side through Casino Beach to the east end of Via de Luna, and we send a text the morning of each visit so your property manager or your renters know we are coming. If the shutters are up for a storm we clean what is reachable and come back for the rest.

A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned on Pensacola Beach?
Every month or two for most homes on the island, because the salt comes back within weeks on both the Gulf side and the sound side. Quarterly works for a few of the sound-side homes tucked behind the dunes, but the Gulf-front glass on Ariola Drive does not last that long. Most people have the inside glass done once a year.
Do you clean windows at vacation rentals between guests?
Yes. Many of our Pensacola Beach plans are on rental homes along Ariola Drive, Via de Luna and in Villa Sabine. We work around the turnover calendar, and your property manager can be the contact for access and the text before each visit.
Do you clean condo balcony glass at Portofino and the high-rises?
Yes, for individual owners. We clean the balcony sliders, railing glass and interior windows of your unit. Exterior glass that can only be reached from outside the building is handled by the association’s contractor, and we will tell you which is which on the first visit.
